The Space:
Kinclune is an 800-acre working, nature-friendly organic estate in the foothills of the Angus Glens, and taking it exclusively means the whole of it is yours: every holiday property, every garden, the woodland, the tracks and the wildlife. The name comes from the Gaelic for "head of the meadow", which describes the elevated position and the panoramic views across the Vale of Strathmore. It is an award-winning estate, a proud member of Scottish Agritourism and selected by the Scottish Government as an Agritourism Monitor Farm, with conservation projects running throughout, including a wildflower meadow, hedge and tree planting, pond and wetland creation and farmland bird conservation.
Accommodation is spread across five distinct buildings, which is what makes the estate work for a large group: everyone has their own front door and their own space, and you come together when you want to.
KINCLUNE HOUSE, THE MANSION (sleeps 10). The centrepiece of the estate, a historic baronial mansion fully refurbished in 2023. Downstairs, a grand drawing room with a large open fire and seating for 14 around a curved bay window, a spacious kitchen-dining room with a large island and a table seating 14 or more, and a cosy snug with a Smart TV, board games, a woodburning stove and blackout curtains. Upstairs, five individual bedrooms: the Main Master Suite with a superking bed, ensuite shower room and a dressing room with a free-standing bath; the Turret Bedroom with its own raised viewing nook, bird book and binoculars; the Tower Bedroom, the largest, with a bay window in the tower feature; and Tawny and Beech, two characterful doubles. Four further heritage-style bath and shower rooms sit a step across the hall. The house has a large enclosed garden with a summer house, outdoor dining and a Kadai firebowl for the firepit and barbecue.
THE OSPREY ANNEX (sleeps 4). Attached to the rear of the mansion but completely self-contained, with its own entrance and no internal access to the house for fire safety reasons. Historically the servants' quarters, renovated in 2023 across two floors, with a kitchen-living room and woodburning stove downstairs and two bedrooms upstairs, one with an ensuite shower room. It is themed around the two pairs of osprey that nest at the north-east corner of the estate, and it is an ideal spot for a couple or a family with younger children who want to be close to the main house without being in it.
GRIEVE'S FARMHOUSE (sleeps 6). A detached period farmhouse in its own tranquil setting on the estate, with a large enclosed garden and its own parking. An open-plan kitchen, dining and living room with a Rayburn and a woodburning stove, a dining bay window looking across the estate, and a separate games room for children. A ground-floor master with an ensuite shower room makes it the most accessible sleeping option, with two further bedrooms upstairs sharing a family bathroom. It is a good choice for a family within the wider group who want a little more distance and a garden of their own.
THE STEADING: CURLEW AND KESTREL COTTAGES (sleep 4 each). Two single-level barn conversions set around a beautifully restored Victorian courtyard steading, a short way from the main house. Curlew (138m2) has an open-plan living space with beech woodland views, a superking master with ensuite and a second king bedroom with its own shower room, and is entered from within the courtyard. Kestrel (126m2), completed in 2025, has a light-filled open-plan living space, a superking and a king bedroom sharing a modern shower room, and is entered from the outside of the courtyard. Both are step-free throughout, which makes them the easiest option for anyone with limited mobility, and they share an enclosed 320m2 courtyard with festoon lights, a firepit and outdoor seating, which becomes a natural evening gathering point for the group.
THE ARCHES, THE ESTATE EVENT SPACE. The one room on the estate large enough to seat all 28 around a single table, and included with exclusive use. Group meals are taken here, which is what allows a party of this size to eat together properly rather than splitting across houses.
THE WIDER ESTATE. Beyond the buildings there is a great deal to explore, and a safe farm track runs the length of the 800 acres. The estate road takes you past the farmyard, the beaver pond, Barons Hill woods and East Kinclune Cottage to Jack's Bothy, a traditional stone shepherd's hut. Beyond the bothy lies the farmland nature reserve, where the osprey eyries, curlew and lapwing are, and ask us for directions before you set out. Along the way you will meet the Aberdeen Angus cattle and the Highland ponies, and depending on the season you may see red kite overhead, roe deer along the woodland edge, red squirrels in the gardens and, from April to September, the nesting ospreys and a range of Red List protected farmland birds.
Guest Access:
Your group has exclusive use of the entire estate: the mansion, the Annex, the farmhouse, both steading cottages, the Arches, all gardens, parking and outdoor spaces, and the wider grounds and walks.

Kinclune is an 800-acre private estate in the foothills of the Angus Glens, with the Scottish Cairngorms beyond, and views across the Vale of Strathmore. It is a working, nature-friendly organic estate with native cattle, sheep and Highland ponies, and wildlife including red kite, roe deer, red squirrels and, from April to September, nesting ospreys.
It is six miles from Kirriemuir, "the Gateway to the Glens" and birthplace of J M Barrie, and 12 miles from Forfar. The area suits walking, climbing, fishing and wildlife watching, with Glen Clova, Glen Isla and Glen Prosen nearby and castles at Glamis, Balintore and Brechin. Glenshee in the Cairngorms is around 40 minutes away, with a scenic drive on to Braemar and Balmoral. The Drovers Inn at Memus, the Glen Clova Hotel and Peel Farm shop and cafe are good local spots, and Tesco in Forfar delivers to the estate.
Getting Around:
A car is essential. Kinclune is 15 minutes from the A90, 40 minutes from Dundee, 50 minutes from Perth and 95 minutes from Edinburgh. The nearest railway station is Dundee (around 40 minutes), and the closest airports are Dundee, Aberdeen and Edinburgh. There is ample parking across the estate.

Group meals are taken in the Arches, the estate's event space, as its dining table is the only one large enough to seat all 28. It is available to your group throughout your stay, and also suits larger functions and gatherings.
We can arrange catering, a private chef, grocery delivery and unpacking, and estate experiences such as a farm safari and a Highland Pony picnic. We also offer a range of optional extras, priced on application, including additional housekeeping, guided farm and nature walks with the Highland ponies, a pony picnic walk, a quad-bike farm tour, clay pigeon shooting, deer stalking, whisky and gin tastings, and packs of locally farmed beef, lamb and venison. All are subject to availability.
Some bedrooms are reached by stairs (including the Annex, via a steep staircase with stair gates), while Grieve's Farmhouse has a ground-floor master and both steading cottages are single-level throughout. A starter supply of logs and firelighters is provided where there are fires and stoves, with further baskets available. An EV charger is available at the house, booked in advance, at a flat £35 per stay including VAT (we reserve the right to charge metered rates for extended or high usage).
