The Space:
Situated just 20 minutes from Edinburgh’s City Centre, this home is bursting with charm after being lovingly restored by the owner in 2012. The home has been given a new lease of life and brought into the 21st century with all the home comforts we would expect of such a house, plus many extras!
After coming along the tree lined driveway to the peaceful sound of the flowing Esk River, the house stands proudly on 3.5 acres of luscious green land. Beautifully presented with an instantly welcoming feel with each space flowing naturally into the next and offering gorgeous views across the private gardens. The heart of the home is the original stone kitchen with island seating leading to the light-filled Orangery with family dining table, a cosy fire to gather around, and often a 2 or 4 legged friend in the distance to look out at! Yes, there are chickens, otters and deer wandering around the grounds, but all are very friendly and beautiful to admire. Fresh hens eggs even make it to the breakfast table!
All 5 bedrooms are located on the first and second floors and all include en suites with sustainable organic body care products. Also on the first floor is the drawing room for relaxing in the evening sun. The snug, located on the ground floor is also perfect for a late-night dram and a Whisky tasting experience can also be arranged upon request.
Aside from the 5 bedrooms in the main house, guests will also have access to The Riverview Apartment above the owners’ mews, a 1 bedroom apartment with queen bed, en-suite shower, open-plan living kitchen, leather sofa, smart TV, and private balcony overlooking the river. The home even includes a pier to sit and have a quiet moment at, this home is truly like no other.
Enjoy a meal or BBQ al fresco, or experience the outdoor wellness amenities including a hydro swim spa big enough for 8 people, sauna with scented oils, then cool down in the cold plunge. Even enjoy a spot of Pilates or yoga on the deck in the quiet of nature.

Please note that the owner and her two dachshunds live on site in a separate apartment.
All bedrooms are located upstairs so not suitable for guests with accessibility needs.
There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum. The use of candles, burners or live flames is also not permitted.
